05/07/25 - Seacrest Work Order submitted for annual power washing.
05/09/25 - Catwalks and stairs power washed.

05/23/25 - Upon agreement of Lyndhurst A Board of Directors, it has been decided to raise the washer and dryer by $0.25 each to help offset costs of maintenance and repairs. Notice to residents posted on bulletin board as well as both laundry rooms.
06/02/25 - Washer raised from $0.50 to $0.75 and dryer raised from $0.25 to $0.50.
05/29/25 - Installation of 2 tow-away signs by Carmel Towing (1 northside and 1 southside of Lyndhurst A Guest Parking) to help deter non-Lyndhurst A parking violators.
05/29/25 - Meeting with Carribean Electric with respect to installation of surveillance cameras at mail and laundry rooms due to destruction of mailbox locks and nuisance vandalism.
06/07/25 - Installation of camera surveillance with signs posted to make residents aware.
05/30/25 - Seacrest Work Order submitted for cutdown/removal of dead palm tree on northside of property.
06/18/25 - Dead palm cut down from northside of property.
05/31/25 - Each Board member completed 4-hour mandatory Board Certification course. Certificates for same to be issued within 10 days.
06/03/25 - Seacrest Work Order submitted as priority due to all exterior building and property street light outages.
06/04/25 - Exterior building and street lights operational. Seacrest may now close Work Order.
06/13/25 - Seacrest Work Order submitted for recurrent street light outages, now 1 at northside pathway entrance, 1 near stop sign, and 1 on property southside.
06/18/25 - Second Seacrest Work Order submitted for 3 street light outages.
06/25/25 - Work Order completion with 3 street lights now operational.
06/19/25 - Seacrest Work Order submitted for 2-year painting of parking space bumpers and parking lines to be done during summer before busy Fall season.
07/01/25 - Notice posted to residents to pull cars and motorcycles at least 3 feet back from parking bumpers so lines and bumpers can be painted on Thursday, 07/03/25 at 8:00 a.m., weather permitting.
07/03/25 - Work Order completion of 2-year painting of parking bumpers/lines. All Lyndhurst Guest parking spaces now marked as RESERVED.
07/24/25 - Seacrest Work Order submitted for painting estimate of 1st floor laundry room floor, mailroom floor and cement slabs on both north and southsides of entrance pathways.
Seacrest estimate deemed rather high. Board will explore other more cost-efficient options
07/25/25 - Written estimate from GutterItUp for inspection and cleaning of gutters.
07/25/25 - Meeting with Roxanne of GutterMD for estimate on gutter cleaning and small repairs with installation of splashguard above lift on second floor.
07/29/25 - Meeting with Family Gutters for estimate on gutter cleaning with installation of splashguard above lift on second floor including caulking and repair of any gutter hangers in disrepair.
08/01/25 - Lisa accepted proposal by Family Gutters as they are the best price for the more complete service, as above. Date of 08/19/25 set for said service.
08/19/25 - Completion of service by Family Gutters.
11/3/25 - Family Gutters completion of new gutter installation with replacement of one downspout behind unit #11. Extension added to clear building foundation.
11/06/25 - Family Gutters tech appointment to discuss gutter guards (as per CAK recommendation) only where trees may cause gutter blockages. Family Gutters to submit proposal.
08/07/25 - Seacrest performed quarterly hosing of catwalks and walkways.
08/09/25 - Meeting set for 08/11/25 canceled with Palmetto Pest Control for estimate on removal of 2 beehives behind center of building beneath 2 green plastic trap doors for sprinkler system. Informed by Seacrest on 08/08 that Master Management is responsible for removal. MM has submitted ticket to vendor.
08/22/25 - MM work order submitted as a reminder to have bees removed.
08/25/25 - Bee issue resolved. Trap doors taped shut to avoid future hives.
08/14/25 - Pre-budgetary Board Meeting at 1:30 p.m. at Lyndhurst South Pool and via Zoom with Seacrest Property Manager, Barbara Gourley, LCAM. 48-hour notice to residents posted at mailroom bulletin board.
?/?/25 - Budget Meeting at ? at Lyndhurst South Pool with unit owners, Board members, and Seacrest Property Manager, Barbara Gourley, LCAM. Notice to owners enclosing 2026 budget to be sent at least 2 weeks in advance by Seacrest.
08/22/25 - Seacrest Work Order submitted for removal of another dead palm on northside of property as well as small tree on southside property line before it grows to be a bigger removal project. Fruit trees behind units 7 and 8 will also be removed as per Master Management rules and regulations prohibiting planting of fruit trees.
11/03/25 - Still awaiting tree removal service by Seacrest.
11/05/25 - Seacrest Work Order completion.
08/26/25 - Board Zoom meeting with Rey, Accounting and Barbara Gourley, LCAM from Seacrest to discuss building financials.
08/27/25 - Engagement Letter retaining Steven Valancy, Esq. signed and submitted for legal representation, i.e., HOA delinquencies.
08/27/25 - Acceptance of proposal by Property Consulting Group (engineering firm) for required Broward County Building Safety Inspection. PCG will provide structural and electrical inspection recertification.
08/28/25 - 40-year Building Safety Inspection by Property Consulting Group, Inc. in accordance with Section 110.15 of the Broward County Administrative Provisions of the Florida Building Code.
09/05/25 - Florida Lifts bi-annual maintenance. Inquiry about possibility of roof for unit. Informed it had to be ordered that way. Tech suggested awning. Board to investigate future options. A roof or awning would greatly alleviate deterioration and decay of lift.
09/09/25 - Meeting with 360 Roofing Services. Board to compare New Era Roofing, C.A.K. Builders and 360 Roofing Services' proposals. Upon engineer review of 3 proposals and Board agreement thereof, it was decided to award roof project to C.A.K. Builders.
09/22/25 - Acceptance of C.A.K. proposal with Owner Addendum outlining project specifications and expectations.
09/23/25 - Meeting with Chuck from C.A.K. Builders for Q&A and signature on permit application.
10/14/25 - Beginning of roof project by C.A.K. Builders. Estimated completion date Monday, 10/20/25.
10/20/25 - Roof project completed with building department final inspection.
09/09/25 - Reached out to Seacrest with respect to downspout flooding onto catwalk due to clogging of underground drainage. Seacrest to treat this as priority as this causes dangerous conditions during heavy rain.
09/16/25 - Seacrest repaired crack in plastic underground portion of downspout.
09/09/25 - Reached out to Family Gutters as installed splashguard above lift needs to extend past staircase so water does not cascade down steps and pool up at base of steps. Family Gutters to rectify on 09/16/25.
09/16/25 - Family Gutters added additional splashguard above lift surpassing staircase at no additional cost per original proposal.
09/24/25 - Kings III service appointment for lift emergency phone service.
11/3/25 - Seacrest Work Order created for weeding of shrubbery beds as weeds are causing areas of shrubbery sparseness due to strangulation.
11/3/25 - Family Gutters replacement of gutter system and at least one section of defective downspout behind unit #11. Price comparisons ongoing for gutter mesh on backside of north and south buildings where trees are dense.
11/20/25 - All American Gutters added gutter screens on backside of north and south buildings. All American gave us a better price than Family Gutters.
11/24/25 - Seacrest Work Order submitted to change lightbulb between units 13 & 14.
11/26/25 - Completion of Work Order.
12/03/25 - Seacrest Work Orders submitted:
(1) Lightbulb out between units 7&8.
(2) Cutting back of bush and aloe cactus northside catwalk entrance pathway as they obstuct path.
12/22/25 - Budget Meeting at 2:00 p.m., Lyndhurst South Pool with unit owners, Board members, and Seacrest Property Manager, Barbara Gourley, LCAM. Notice to owners enclosing 2026 budget to be sent by Seacrest at least 2 weeks in advance of meeting date.
