01/28/26 - Annual election meeting at 2:00 p.m., Lyndhurst South Pool with unit owners, Board members, and Seacrest Property Manager, Barbara Gourley, LCAM. Notice to owners together with Candidate Intend to Run Form sent by Seacrest more than 60 days in advance of meeting date.
04/22/26 - Seacrest performed quarterly hosing of catwalks and walkways.
04/23/26 - Kings III replaced SIM card in lift emergency call box.
04/24/26 - Miami Elevator lift inspection for annual Certificate of Operation provided by Broward County Public Works & Environmental Services Dept.
7/6/26 - Meeting with Terminix to discuss termite infestation first and send floor laundry/storage areas. Proposal by Terminix of $1966.50 to treat.
7/7/26 - Meeting with Excel Pest Services for evaluation of termite problem areas. We await proposal for services.
7/8/26 - Board meeting to discuss painting project and also termite issues It was unanimously decided that building colors would be a light sand color (façade), neutral cream color (railings and “eyebrow”), white doors and hunter green on pathways and catwalks. Prohibitive smoking as well as unit owners' responsibilities for upkeep of doors, windows and screens per building documents section 10.3 were also discussed.
7/13/26 - Visit by Terminix for free spot treatments on first and second floor laundry/storage rooms.
7/20/26 - Meetings with Guardian Termite and Pest Control as well as Terminate Termite and Pest Control to get further proposals on treatment of laundry rooms and maintenance thereafter as well as subterranean coverage. We have now contracted with Guardian to thoroughly treat laundry rooms ($600) on Monday, July 27 with yearly renewal of $205 for termite monitoring service. Subterranean termite coverage under evaluation as the preventative costs vary and are expensive: Drilling and trenching $5800 or installation of bait stations $3500.
7/21/26 - Meeting with Manuel of Brushmaster Painting and Waterproofing to finalize painting project with 50% deposit of $8250.00. Colors will include semi-gloss white for doors; hunter green for pathways, catwalks and laundry room flooring; Tres Naturale for accents on railing and eyebrow; and Acadia White for building facade and laundry rooms. Painting project will begin ahead of schedule in September, 2026.
7/22/26 - Kings III service for emergency call box failure. Call box now in working order.
7/27/26 - Guardian Termite and Pest Control treatment of first and second floor laundry room termite infestation.
7/28/26 - Handyman replaced door vent second floor laundry room and filled hole left by termite damage bottom left door jam with total cost of $175.
8/7/26 - Seacrest replaced underground rubber downspout extension with aluminum above-ground elbow and 6' extension at south building corner between units 4 and 5.
8/10/26 - Seacrest Work Order for tree trimming and proposal for possible bush removal to be completed prior to painting project.
8/14/26 - Gutters and downspouts cleaned by All American Gutters.
8/18/26 - Handwashing of unit doors and laundry room doors (in preparation for painting project).
8/25/26 - Seacrest tree trimming.
9/3/26 - Acceptance of Seacrest red mulch proposal for $1,500 ($300 increase from 2025) to be installed in October after painting project completion. Seeking Seacrest estimate on transition to rocks from mulch in piecemeal fashion due to expense.
9/3/26 - Building exterior powerwashing by Brushmaster Painting and Waterproofing including lift floor, catwalks, laundry rooms as well as courtyard stone table and benches.
9/4/26 - Painting project commences to include structural repairs (approximately 3 weeks to completion).
